Our professional services cover three general areas: 1) The Design Phase, 2) The Construction Documents Phase, and 3) The Construction Administration Phase.
The Design Phase includes feasibility and master planning, space programming, schematic design, and design development.
The Construction Documents Phase involves building systems development, value analysis, contract drawings, and specifications.
The Construction Administration Phase covers assistance in the bidding and negotiation of construction contracts, construction observation, construction cost accounting, shop drawing review, and project close-out.
As part of these professional services, we routinely manage consultants in the area of structural design, mechanical design (heating, ventilating and air conditioning), plumbing design, and electrical design.

Fees
Fees for services are typically based on a percentage of construction costs. We negotiate a fee that is equitable to both parties and allows us to provide the level of services that the project requires.
Our full service fee normally includes master planning, architectural and interior design, structural, mechanical, plumbing, and electrical design.
Additional services or consultants can be provided under our contract and the fee adjusted accordingly.
Boundary and topographical surveys, and geotechnical engineering services for soil investigations are services normally provided by the owner and are not included in our fee. Both review fees and the printing of contract documents for construction are reimbursable expenses.
Our fee is normally divided into phases as follows:

Schematic Design: 10%
Design Development: 15%
Construction Documents Phase: 50%
Construction Administration Phase
Bidding / Negotiation: 5%
Construction Administration: 20%
